For all proposed shoreline improvements including docks, seawalls, piers, pumps, and other structures around the Lake must be permitted by Ameren Missouri prior to construction. This ensures proposed structures do not become an environmental hazard, an obstacle to navigation, or become a threat to the safe operation of the Bagnell dam and Osage energy center. Some larger and commercial developments require notification and review by additional resource agencies and FERC.

All docks and breakwaters, including additions, modifications, and re-foaming activities must be completed by a certified dock builder or the owner of the property where the structure is located. Ameren Missouri will maintain and periodically update a Certified Dock Builder list. Certified dock builders must meet the following minimum standards:

Most foam-filled float drums offer durable flotation for a variety of new or existing dock systems. The plastic exterior one-piece seamless shell design prevents leakage and separation caused by weak joints. The drum freshwater well is made of tough virgin polyethylene with ultraviolet inhibitors to prevent damage from the sun, debris, oil, gas, marine organisms, salt, and fresh water. A nominal wall thickness of .150 offers a stronger, more durable float. The top of the shell is flat with molded-in mounting slots for easy attachment to any dock frame.
Any dock or property owner, or Certified Dock Builder who fails to obtain a permit, fails to comply with the terms of a permit issued, or fails to comply with Ameren Missouri policies or directives at Lake of the Ozarks shall be liable for all costs – including attorney’s fees and interest – incurred in the enforcement of Ameren Missouri’s permit provisions.
All docks at Lake of the Ozarks require a permit prior to placement by following the permitting process. Dock proposals must also follow Ameren Missouri's permitting guidelines for proper construction and placement. To increase dock safety, the local fire protection districts and Village of Four Seasons require electrical inspections and permits for all private boat docks served by electric power. The electrical permit is in addition to the dock permit issued by Ameren Missouri and requires a fee paid to the local fire department.
Transfer of Ownership
If the ownership of the property, dock, or other permitted facilities changes, Ameren Missouri must be notified. If the property is transferred to a new owner, the existing permits also can be transferred to the new owner. Fees to transfer permits are shown on the fee list. A permit can be transferred by completing the permit transfer application. If a dock is sold and moved to a different property, a new permit is required for the new location, unless the new location already has a dock permit. The existing permit number stays with the property. It does NOT move with the dock. When a property located within the area of the Lake Ozark Fire Protection District, Mid County Fire District, Osage Beach Fire Protection District, Rocky Mount Fire Protection District, Sunrise Beach Fire Protection District, or Village of Four Seasons transfers ownership, an inspection of the electrical system on the dock must be made by the Fire District or the Village in advance of transferring the dock permit to the new owners. This inspection must have been completed and approved within the previous 12 months. A copy of this inspection approval must be submitted with the permit transfer application to Ameren Missouri.
Expiration
Construction of residential docks and breakwaters or approved modifications to docks or breakwaters must be completed within one year from the date the permit or modification approval is issued. Some large residential and commercial docks may have a permit term of up to 4 years. If the work is not complete within the permit term, the permittee may apply for one, 6-month extension to complete the work. The extension will be granted provided there have not been any changes in the information that was submitted with the original application, and the dock complies with current guidelines for issuing permits. Most other activities (bank stabilization, piers, excavation, etc.) must be completed within two years from the date the permit is issued.
